| Abstract: | KBDG Associates has prepared a design for Carolynn Estates, a proposed residential subdivision to be located in Pitman, N.J. This project provides the framework for the complete engineering design and planning of the land development project. The scope of service for the engineering design phase included the updating of existing condition plans and development of preliminary and final site plans in accordance with all required municipal specifications and criteria. Complete of all associated permit requirements for the implementation of our engineering design is included as part of the planning for this project. Final site plans include the lot layout and grading of the existing site as well as road design, water and wastewater piping layout, and design for storm water control. Since Pitman, N.J. is about 12 miles directly south of the city of Philadelphia and thus within the metropolitan region, this project provides a useful reference regarding the engineering design, permitting, cost, and overall development of a residential subdivision in this area. Of particular interest is the storm water control design, which has driven some of the other design decisions. The siteâs two drainage areas work with the porous asphalt paving of the developmentâs main street and driveways to achieve optimal storm water control with minimal environmental impacts and fullest use of the site. |
